How We Are Going to Market Your Home

How We Are Going to Market Your Home
The National Association of Realtors’ most recent study indicates that, “more than 82% of home Buyers start their search online.” To reach this audience and maximize your property’s exposure, I have developed a proven marketing plan that capitalizes on prospective home Buyers who are looking both online and offline.
Custom Marketing Plan
I employ a state-of-the art, Internet savvy, successful marketing plan that is tailored to your specific property. Timing is everything in real estate, so I coordinate the pieces to enter into MLS and the public on a Friday. Studies have proven that this strategy is effective in capturing potential Buyers and Buyer’s agents searching for new listings prior to the weekend.
Options, based on list price and your preferences, include:
- Staging Consultation – Complimentary, one-hour staging appointment assessing the condition of the property and making recommendations for changes prior to video shoot and photography session.
- The Berkshire Group REALTORS® signage
- Virtual Tours – Professional created virtual tours.
- Photography- That captures the property during the time of day that presents the best possible light for pictures.
- Dedicated Web site – Features your property’s own web site, complete with video, captions and photos.
- MLS (Multiple Listing Service) – Once entered into MLS, your property listing is distributed to www.mymls.com and www.realtor.com sites for the public to view.
- Syndicated Listing (Non-MLS) – Distributed to at least 10 additional popular sites, including You Tube.
- Flyer – Specially designed, full-color “teaser” flyer for The Berkshire Group REALTOR® box outside your property.
- Brochure – A full-color companion to the flyer, this will capture the essence of the home and neighborhood. For example, brochures in Highlands Ranch are quite different from brochures in Mayfair.
- Open Houses – As determined by your preference and input. I’ll ensure that timing includes traffic patterns with the most potential for capturing prospective Buyers.
- E-mail – To agents and prospective Buyers, notifying them of this as a “new listing”.
- Lock-box – Placed conveniently for agents to gain entry once confirmed with The Berkshire Group REALTOR®’s showing service.
Constant Communication – I will relay constant feedback as given from agents, potential Buyers and from my Internet sites.
For your sense of well being, we will discuss the best options to sell your house, and I will put this plan in writing with my signature.
