Settlement Day
You Made It!
Prior to Closing, your lender and the title company (Closing entity) will finalize your "Settlement Statement" or more specifically, your HUD-1 form that explains all fees as agreed to in the Contract, as well as a final settlement figure. You will bring "good funds" in either a certified check, cashier's check or arrange to have a wire transfer deposited into the title company's escrow account prior to Closing. You will also need to bring a photo ID card, preferably a driver's license.
It is customary in Denver for us to sit down with the Sellers, Seller's agent, and Closing agent at the title company's office to close the transaction. If you are uncomfortable disclosing financial information in front of the Seller, please let me know a week before the Closing so I can arrange for a separate Closing.
The Closing typically takes a few hours; during you will sign all documents as agreed to in the Contract, transfer the money, and essentially complete your real estate purchase. Following the Closing, the Deed of Trust will be recorded with the county recorder.
